October Gardens is a fourth-generation Egyptian city, situated within the Giza Governorate. It is administratively affiliated with the New Urban Communities Authority, which was established by Decision No. 746 of 2017 of the Minister of Housing, Utilities and Urban Communities. This decision was part of the 6th of October City. Situated between the Cairo-Faiyum Desert Road and the Wahat Road, October Gardens City has a population of approximately 220,000 individuals. This figure is projected to reach approximately 2,000,000. The city is expected to reach a population of 5 million once it is fully developed. It covers an area of approximately 41,780 acres (169.08 km2). It is situated in close proximity to the 6th of October City and New 6th of October City, with its origins at the junction of the Ring Road and Wahat Road. The city's principal access points are located on Ahmed Zewail Road, which demarcates the October Garden neighborhood from the South Wahat area. It is anticipated that this area will become an independent city. The city has a number of principal entrances from Oasis Road, Ahmed Zewail entrance, and several entrances from Faiyum Road are accessible. These commence with an entrance situated beyond the Giza Public Botanical Garden, followed by a number of access points to the Central Security Camp and Dahshur Road.[1]
General scheme
[edit]The area offers a diverse range of housing options, including social housing, youth housing developed by investment companies, and free investment housing. Additionally, there are several "Build Your House" areas, as well as lottery lands. Furthermore, the plan encompasses a variety of educational, recreational, and sports initiatives, along with other projects such as the October Oasis, Horas City, Zewail University of Science and Technology, and the Cosmic Village.[2]
Investment compounds
[edit]The development encompasses 25 integrated residential compounds, comprising 30,000 residential units, which have been constructed with private sector investment. The compounds features including green spaces. Additionally, activities for the children of the residents have been incorporated into the design. Also, the community offers security and maintenance services, transportation, and commercial malls. Its housing options can be considered above average, including the following: Golf Residence, Beta Egypt, Astoria, Kenz Compound, Rehab October City, Units from the Italian Quarter, Medina, and others. The prices per meter range from 3,500 to 4,200, based on the prices at the end of 2015. Some of the properties are considered to be within the luxury housing sector, with examples including Ever Green Compound, which has a price range of one and a half million to two million, based on the prices at the end of 2015.[3]
Medium housing plots
[edit]A number of medium-sized housing plots, including Area A and B in the enclosed area, and the lands of some housing associations and syndicates, have been completed. These include a number of medium-sized housing areas, such as the intelligence land located at the entrance of the neighborhood from the Faiyum Road, which is similar to the middle-class residential neighborhoods in October City.[2]
National housing
[edit]These plots of land, allocated by the state to private companies, have been developed into residential compounds for youth housing. These compounds consist of residential apartments with an area of 63 square meters. The prices of these compounds vary according to the implementing companies. Prices at the end of 2015 ranged from 80,000 pounds, as in Al-Rabab Compound. Prices in the middle range, from 120 to 150 thousand EGP, are observed in locations such as Degla Gardens Compound and the Spanish neighborhood. The highest segment, with prices reaching up to 200 and 230 thousand per unit, is evident in Montazah, Beta Gardens, the Italian neighborhood, Bedaya and Lotus, as evidenced by prices at the end of 2015. A multitude of compounds offer transportation services to the shooting range or the wholesale market on Wahat Road, in addition to security services and regular maintenance. The area offers locations for leisure activities, and provides also essential daily services such as a supermarket, pharmacies, laundry, restaurants, a municipal bakery.[4][5]
Social housing
[edit]The state has completed the construction of 13,000 housing units implemented by the Armed Forces, which are distributed by secret lottery to those who meet the conditions. However, there are concerns that the weak control of municipal authorities in Egypt may result in the spread of randomness in these developments.[6][7]
Build Your House
[edit]Areas 1, 2, 3, 4, 5, and 7. This area encompasses several thousand plots of land distributed by the state to citizens as part of the "Build Your House" initiation made by former President Mubarak. These plots consist of a three-story house and a small home garden.[2]

[edit]- Zewail City of Science, Technology and Innovation initiative is a project designed to advance practical science in Egypt. It is named after the Egyptian scientist Ahmed Zewail, who was awarded the Nobel Prize for Chemistry in 1999. The project was constructed in the October Gardens neighborhood on an area of 270 acres and relocated from its previous location on the land of the Nile University, situated near the Wahat Road. It is funded through donations from organizations and individuals.[8]
- The Secondary School for Excellence in Science and Technology is situated within the boundaries of the Cosmic Village. It is regarded as the second-best school in the country and is planned to be connected to Zewail City of Science and Technology. The school will have a capacity of 15 classrooms, divided into three secondary grades, with each grade having five classrooms for 360 outstanding students from across the country. The classrooms will be equipped with 12 laboratories, a large library, places for students to engage in sports activities, and other facilities. Additionally, the school will have a building to accommodate expatriate students.[9]
Sports
[edit]The city includes a covered gymnasium belonging to the National Youth Council, situated in close proximity to Zewail University. Additionally, land has been allocated for the construction of an international stadium belonging to the council. Furthermore, land has been allocated for the Zamalek Club October Branch, situated in close proximity to the Cosmic Village. The construction of the Police Social Club has been completed in close proximity to the Cosmic Village. The area also includes a number of playgrounds and clubs within the corporate and compound areas, most of which are under construction. The agency plans to establish youth centers and public playgrounds.[10]
Entertainment
[edit]The Cosmic Village is a recreational and educational village belonging to the Ministry of Education. It is located on an area of 190 acres and was constructed at a cost of 290 million pounds. Construction commenced in 2007 and was completed in 2011. The National Services Agency of the Armed Forces supervised and managed the project. The village can be divided into three main parts. The reception area contains the 24-meter-high observation building, which affords visitors a panoramic view of the entire village from the highest point in the village. Furthermore, the area encompasses a time machine that periodically transports visitors through the exhibits, showcasing the latest international operating systems. Additionally, it encompasses the globe building and the planetarium, where cinematic films are presented on a hemispherical screen. The second section, entitled Egypt the Mahrousa, comprises miniature models of all the monuments and landmarks of Egypt's governorates on the east and west banks of the Nile. These include the High Dam building in Aswan Governorate, Philae Temple, Hatshepsut Temple, Karnak Temple, Abydos Temple, Beni Hassan Tombs, Salah al-Din al-Ayyubi Citadel, Giza Pyramids, the Sphinx, and Salah al-Din al-Ayyubi Citadel. In addition to the Edfu Temple in Luxor and the Hapo Temple in Luxor, the third and final section of the village culminates in the recreational area, which is represented by the Sea Mountain ranges.[2][11]

- The city is currently undergoing construction of an interchange station where the second line of the Cairo Monorail project intersects with the first and second lines of the high-speed electric train project.[12]
