EXPO INTEGER, Kunming, China (2007-07-22 21:22:12)
(Last Saturday, I paid a visit to an intelligent and green housing project in Kunming. I am now forwarding the general account of the project , hoping to encourage home builders to build homes greener and more intelligent. )
INTEGER China has just completed its first intelligent & green project in mainland China. Expo INTEGER Kunming is the first eco-town in southern China, with an emphasis on sustainable lifestyle, environmental protection and intelligent technology. The project aims to provide a focal point for the improvement of housing standards and building technology in the context of China. It will develop a sustainable housing and lifestyle model appropriate for the urbanization of the western region in China.
The INTEGER Kunming Project is located on a naturally vegetated site adjacent to the International Horticultural Expo, on the north-eastern fringes of Kunming City, in Yunnan Province, South Western China. The project comprises four prototype houses and a 2,000 m?Visitor Centre on a five hectare site.
INTEGER is working with supplier partners and university research partners to test new products and solutions, adopt appropriate and available technologies for the western region of China and to evaluate their effectiveness. The visitor centre will play a crucial role in informing the public of the need for sustainable development and the role that technology can play in achieving it.
Design and Construction Innovation " The natural watershed and natural contour of the site have been conserved to ensure minimum disturbance, including the retention of existing trees;
" Houses are south facing and rooms are arranged to take full advantage of passive solar gain;
" All rooms are designed to have natural light;
" All main rooms benefit from cross ventilation;
" The use of a pre-fabricated steel frame on one of the houses enabled a significant reduction in construction times;
" A bamboo construction technique, a truly renewable resource which takes just four years to grow, was developed for one of the properties;
"Double glazed internal courtyards provide thermal comfort in winter;
" Low E glass is combined with double glazing and louvers to provide solar control and ventilation for summer cooling and thermal insulation in winter.
Environmental Technologies
" Rainwater is collected in one of five gullies, filtered by a gravel bed and used for irrigation, car washing or diverted to the restored lakes;
" Installation of solar thermal technologies will provide up to 70% of the heating and hot water needs of households in this climate;
" A reed-bed filter has been planted along the restored lakes to act as a filter for rainwater and a nutrient recycling system;
" Water permeable paving blocks are used on all exterior walkways;
" Native animal and plant species are planned to be introduced on the site;
" The installation of Eco-Logic electronic water controls in basins and showers enable water and energy savings of up to 40%;
" Low flush WCs and spray taps further reduce water consumption;
" The Alpine Sedum roofs are durable, visually acceptable, generate oxygen and absorb carbon dioxide, manage rainwater run-off effectively and act as a mini-habitat for wildlife;
" Installation of grey-water recycling systems provide water for irrigation and car washing;
" The visitor centre incorporates a heat bank on its south facing wall. A 300 mm thick concrete wall coated with dark colour is faced with double-glazing placed 100mm away from the wall. Heat passing through the glass is absorbed by the dark surface of the wall and stored during the day and released into the interior spaces during evening and night time;
" One of the houses utilizes solar air conditioning;
" Waterless toilets that use foam instead of water are installed in the visitors centre.
Intelligent Technologies
" Intelligent systems on the site are integrated using Lon-Works;
" All homes contain the latest intelligent systems. Security, lighting, power controls, AV systems, etc. can be controlled remotely via a WebPAD;
" 3G technologies are demonstrated in the visitors centre and in some of the houses;
" Video on demand is demonstrated in the visitors centre;
" Intelligent meters have been installed on the properties;
" Kitchens have been fitted out with intelligent and energy-efficient white goods including low energy fridge freezers, low evergy, low-water dishwashers and washing machines, smart ovens and hobs and a microwave capable of reading bar codes.
Community Involvement
Education will form a key component of the project and developer’s Hexy are working with the Kunming education department to develop an education programme attached to the project. The British Council will also work with Hexy to develop the linkages with school children in the UK.

HEXY (Yunnan Horti-Expo Xing Yun Real Estate Co Ltd) is a property developer in Yunnan province with a substantial reputation in high quality residential development. In 2003, Hexy and INTEGER signed a collaboration agreement to develop the Expo INTEGER project in the Kunming World Expo site.
