Merge proposal

- Second mortgage is a common term in general usage. This article seems to be about something a little different. I think we should keep them separate. Second mortgage is the common term. Links to this page should be accepted from both search terms. Second lien loan sounds either academic or a financial buzzword, which us mere mortals would rarely be familiar with, but you want the financialists to find your page too. I'm not an expert so I'll start with a question: Do the terms 'lien' and 'mortgage' have the same meaning? If kept together, the article should state that the meaning is the same. Otherwise, if not, it would be good to keep the articles separate, albeit linked, because the term 'mortgage' seems to be commonly understood to apply to loans secured specifically with a real property, while the term 'lien' is often used in relation to, for example, business loans secured by any property or assets of the business, which may include even intellectual property. If someone is looking for information on first or second lien loans in relation to such business transaction, the term 'mortgage' could be confusing as the first thought of many people would be a loan secured by real property. In any case, whatever the result, it would be good to include clear references to both terms. Ateliered (talk) 14:39, 20 March 2011 (UTC)
