Removed unsourced opinions

A user inserted the following unsourced material which reads like a personal opinion: "Malvern, like many other of the Philadelphia suburbs surrounding it, has been under heavy development since about 2002, shortly after United States housing bubble had taken effect elsewhere in the country. Several new housing developments, consisting mainly of McMansions, have resulted in increased overcrowding of the main line suburb. Efforts have been made since the late 1990s to urge local politicians and legislature to implement a construction moratorium that would prevent developers from being able to build in Malvern. However, no such moratorium has yet been established."

This material previously was removed by user VerruckteDan as sourced and then returned by the original poster. Not only is this statement factually incorrect, it also is opinion-based, POV-laden, and nonencyclopedic.

In fact, very little development has taken place in Malvern in the last decade, let alone any "McMansions," as the town is close to being "built out." Any new building is almost always single-lot construction on the site of previous housing that has been razed. Further, one would be hard-pressed to find any "McMansions" anywhere in Malvern, where the average square footage of housing is a little under 1,300 square feet. While some development has taken place near Malvern, specifically in Tredyffrin Township,East Whiteland and Willistown Townships, these are separate legal entities.

The above notwithstanding, some of this section was patently POV, like the unsourced discussion of "increased overcrowding" and "heavy development," which is a value judgment and not factual. There may be confusion between the townships with the post office name Malvern, and the political entity of Malvern, which is true of many other mainline communities as well. In this case, the name is shared between a political entity and a post office name, but in most instances this is not the case. The Malvern Hills are in England - not Wales. So the sign is not accurate.
