James Preston Nelson (born August 23, 1975) is an American real estate investor[1], author, podcast host[1], and the Principal and Head of Tri-State Investment Sales at Avison Young[1][2], a global commercial real estate firm.[1] Over the course of his 25-year career, Nelson has facilitated the sale of more than 500 properties and loans[1][3], valued at over $5 billion.[1] He is also a Wall Street Journal bestselling author and the host of the podcast The Insider's Edge to Real Estate Investing.[1][3][4]

Early life and education

Nelson graduated from Colgate University[4], where he was actively involved in athletics, serving as the captain of the swim team.[4] After graduating, Nelson began his career in real estate[3], eventually becoming a partner at Massey Knakal[3], a New York City-based real estate brokerage firm. Early Career

Nelson’s career in real estate began at Massey Knakal (which was acquired by Cushman & Wakefield for a reported $100 million), where he worked closely with the founding partners, Bob Knakal and Paul Massey, focusing on the Chelsea neighborhood of New York City. [5]During his time at the firm, he contributed to the brokerage’s growth from a small team of eight professionals to over 100 employees. In 2015, Massey Knakal was acquired by Cushman & Wakefield[6], where Nelson served as Vice Chairman, advising clients on various aspects of property investments and occupancies. Cushman & Wakefield is a global real estate services firm, operating in over 60 countries with a team of more than 50,000 professionals. [7][6]

Professional Career

In 2018, Nelson joined Avison Young as the Principal and Head of the Tri-State Investment Sales Group.[2] At Avison Young, he implemented a team-based approach to real estate sales, focusing on collaboration and shared market insights. He leads a group of three dozen professionals in the sale of multi-family, office, development, and retail properties.[2] Under his leadership, the group has brokered deals involving high-profile clients such as JP Morgan Chase, the Carlyle Group, and the Salvation Army.[2] Avison Young is a full service global real estate firm with 5,000 real estate professionals located in 120 offices in 20 countries. During the COVID-19 pandemic, Nelson launched the podcast The Insider's Edge to Real Estate Investing, where he interviewed real estate professionals, entrepreneurs, and investors to provide insights for aspiring real estate investors. In addition to his podcast, Nelson regularly contributes to Forbes, writing articles on commercial real estate trends and investment strategies. Nelson is actively involved in several nonprofit organizations. He serves as the Chairman of the Young Men’s/Women’s Real Estate Association of New York (YMWREA) and is a board member of SparkYouth NYC and the Real Estate Board of New York (REBNY).
