COIT Cleaning and Restoration is a North American cleaning and restoration services company specializing in carpet, drapery, and upholstery cleaning for residential and commercial customers. Founded in 1950 by Lou Kearn[1] near San Francisco’s iconic Coit Tower, COIT began with a patented drapery-cleaning process and has since expanded into a full-service cleaning company.
The company operates over 50 corporate-owned and franchised locations in 25 U.S. states and five locations in Western Canada and Thailand.
History
[edit]COIT was founded in 1950 by Lou Kearn, who developed a patented drapery-cleaning process that ensured parallel pleats, even hems, and no shrinkage. By 1964, the company expanded internationally and began franchising. In the 1970s, COIT introduced carpet and upholstery cleaning services, followed by truck-mounted cleaning equipment in 1875, which improved cleaning efficiency and drying times.[2]
In 1990, COIT expanded into restoration services, offering water, fire, smoke, and mold restoration for homes and businesses. The company added air duct cleaning in 1992, responding to a growing demand for indoor air quality improvement.
In the 2000s, COIT diversified further, adding tile and grout cleaning services, natural stone cleaning and sealing, and hardwood floor maintenance. In 2024, COIT was named one of the Best Fire Damage Restoration Services Of 2024 by Forbes.[3]

[edit]In September 2021, COIT announced a partnership with Associa Advantage, Inc., a property management services provider, to offer expert cleaning and restoration services to Associa's clients. This partnership highlighted COIT’s specialization in cleaning services like air ducts, carpets, and tile, as well as 24/7 water, fire, and mold remediation.[5]
Legal and Community Involvement
[edit]COIT has been involved in various legal cases, including a 2022 incident in Burnaby, British Columbia, where a man was sentenced for stealing catalytic converters from COIT’s fleet vehicles. The case drew local media attention due to the extent of the theft, which targeted multiple carpet-cleaning companies in the area.[6]
COIT has also been active in community cleanups. In Reno, Nevada, COIT was contracted to assist the city in cleaning homeless encampments along the Truckee River. This contract was part of Reno's effort to manage waste along the river, which also serves as a key source of drinking water for the region.[7]
Community and Environmental Impact
[edit]COIT is committed to sustainable practices and community involvement and uses environmentally friendly cleaning agents and methods wherever possible. The company runs a "Kleaning for Kids" toy drive annually in November and December, where customers receive a bill credit for donating new toys, which are then donated to local fire departments or Ronald McDonald House.[8]

[edit]COIT sponsors several community events, including the Color the Jockey Silks competition[9] linked to the Kentucky Derby and the COIT Teacher of the Month contest[10] in North and South Carolina in partnership with WCCB Charlotte.
Coit has also sponsored NBC’s Clear the Shelters[11], a pet adoption initiative, in multiple locations across the U.S.
