The one construction delivery method that helps to reduce or even eliminate the change order philosophy is Job Order Contracting (JOC). Under a successful JOC program, the owner and the contractor work together (sometimes along with the A/E firm and end user), to jointly scope the project. By doing this, all parties fully understand the expectations of the end result. Obviously 100% no changes orders is difficult to assert due to unforeseen situations, especially for renovation projects when previous plans aren't available or it is an older structure that may have had previous unknown alterations. Further there is no incentive for the contractor to look for change order opportunities after the start of the project, since they have provided the owner a firm, fixed, lump-sum price for the project based on the joint scope and any contractor initiated change orders (not withstanding unforeseen circumstances) will be at the expense of the contractor not the owner.
